With that said lets jump right in and get to it. I said that I use this strategy in order to prepare myself when I get sued. You may be asking yourself why I am preparing to be sued rather than using strategies to prevent myself from being sued. I'm simply keeping it real! And I suggest you do the same.
You see there are a lot of attorney's out there that make their living by suing people for other people. Even if you don't own any property or do any business deals your chances of getting sued are 1 in 4. When you own property your chances go up from there. One simple way to protect you from personal liability is to deed your investment properties into a company entity. I have two different entities setup depending on the structure of the Real Estate Investment. I put rentals into a Limited Liability Company and Rehabs, wholesales and anything that I expect a quick sale and capital gains on. There are a couple of things that you need to be aware of if you decide to deed your property into an LLC or Corp. First is that if you are using a bank to finance your properties you probably secured the loan in your own name. The bank expects that if you buy the property you will keep the property in your name. Well that's all good but it doesn't offer that layer of protection that having your property in your company name. If the bank wants there is what's called a due on Sale cause that the bank could use because it violates the terms of the mortgage. From my experience if you are making payments and don't give the bank reason to exercise this then chances are you will be alright. Again I am not an attorney so check with a professional that specializes in asset protection and Real Estate specifically.

Where Are The Internet Police?
Is there anything I can do about it? Yes, when someone in another country steals my article and puts their own name on it, I can find it online using search engines. At that point, the most I can really do is send a threatening email mentioning a lawyer that I can't actually afford to hire for each of these many violations.
In these cases the thieves usually remove the article, but they will almost always keep stealing other articles. They know that it is too much trouble and expense for anyone to pursue a legal case against them.
Of course there are larger crimes. I get "scam" emails almost daily, looking like they came from my PayPal account or my bank. You have probably seen the same. They try to get the information necessary to empty our accounts.
The Internet Police To The Rescue
There are few police qualified to fight crime online, and no political will to allocate money for training. My solution is to encourage someone or some company start their own for-profit internet police department. It would be a company that charges for protecting our rights.
They would know all the tricks necessary to go after the criminals. They would have technical knowledge needed to shut down web sites of criminals, for example. They could go after web hosts or others that repeatedly did business with known criminals. They could punish the wrong-doers.
To finance these operations, they could charge for each enforcement action, or sell a basic security package that might even include virus protection and such. Many, including myself, would pay for this protection, particularly if they could truly punish and deter criminals.
This would essentially be a "vigilante" operation. I am okay with this, because it is clear that the legal authorities are so far defaulting on their responsibilities in this area. Of course the company would have to develop a reputation for true integrity.
How would this work in action? Suppose I found an article of mine that was stolen. I would contact the Internet Police.com (or whatever their name was). They would then verify that I have used their service without problems before (to be sure I am not making bogus claims against others). Then they would look at documentation I sent them. I might have a service contract with them, or I would pay a set fee.
They would contact the owner of the website where my stolen article is, telling them to cease and desist in their copyright violation. If this site or person had a record of such violations, punitive action would be taken, which could include notification of all who do business with them that they are stealing articles. It might also mean being listed on the internet police "most wanted" list, a site the public could visit.
If this didn't convince the offenders to change their ways, other actions could be taken. Web hosts might be convinced to close their accounts. Volunteers might be used to overload their server with non-stop visits.
Criminals who engage in scams like trying to access people's bank accounts, could be "tricked" into divulging information. Criminals are always susceptible to being fooled, because they are always hoping for unearned power and money. Information thus obtained would be used to punish them, or could be forwarded to the appropriate authorities near them.
There are many ways internet criminals could be legally punished by the internet police, especially in conjunction with internet users who want to help clean up the web. Eventually, after a few good stories of this "vigilante justice" get into the press, fewer people would choose to engage in internet crime.

Phoenix Schools' Roosevelt District in Serious Trouble with Arizona Department of Education
Last December, Arizona Department of Education held a meeting in one of Roosevelt's school gyms to present the situation to all concerned. Over 200 parents, teachers and other community members were present as Arizona Schools Chief Tom Horne, flanked by 25 of his top staff members, laid out the Phoenix schools Roosevelt district's problems. Five members of the Phoenix schools Roosevelt district board were present.
Horne, a Harvard-trained lawyer, did not mince his words as he presented slide after slide and graph after graph that illustrated the large negative numbers that concerned this Phoenix schools district. Many in attendance were visibly stunned by the enormity of the situation with which they and the district are faced.
One point that Horne hammered home to the five Phoenix schools' Roosevelt district board members present, as well as the audience, was that other school districts were doing much better with similar resources. Three neighboring Phoenix schools' districts have just as many impoverished families as the Roosevelt district. They have just as many students with English as a second language, who need the extra time, resources and coursework to learn English in order to succeed in the Phoenix schools. Yet, these three Phoenix schools' districts have between 64 and 78 percent of their students performing at grade level in math for the third grade, with Roosevelt at 45 percent; and 62 and 72 percent in reading, with Roosevelt at 34 percent. The same is true in the other score measurements. In all 27 separate measurements, Roosevelt is substantially below the other three comparable Phoenix schools' districts. That is nearly double the number of students showing academic achievement, as compared to Roosevelt. What really hit home for the people in attendance is that Roosevelt receives per student funding above the state average, yet no other district in the state has performed so poorly. In 2005, the Arizona Department of Education ranked 10 of the Roosevelt schools as "underperforming". The district has only 21 schools. This was an unprecedented amount of "underperforming" schools in the Phoenix schools area.
Things must improve rapidly for the Phoenix schools' district. Otherwise, the state will take over the district and all its schools. Horne is applying pressure to overhaul the district's practices and replace ineffective personnel. Meanwhile, Horne has called for legislation to allow the state to take over entire districts and school boards for poor student performance.
The Roosevelt district has taken the threat of takeover by Horne to heart. This year, they have initiated many major changes, including:
* New and innovative practices; * District educators are working together to develop a guaranteed and viable curriculum; * Teachers at all levels are involved in curriculum mapping, which helps a teacher understand what standards to teach students and when to teach them; * A standards-based progress report now replaces the number grade reporting system, helping teachers and parents understand the language of standards and create a consistency between district reports and the results of the statewide test; and * A comprehensive curriculum guide was developed and implemented that includes standards and a curriculum pacing calendar.
Only time (and a very short time, at that) will tell if these changes will be enough to elevate the Phoenix schools' Roosevelt district's underperforming schools. If not, then the district will be under new management -- the state.

Every year, the Society will have to handle about more than 200,000 indigent criminal cases. On top of these criminal cases, the Society has to act as legal guardian to more than 30,000 children, representing individuals, families and community groups in more than 30,000 cases. The number of cases taken by the Society has only increased since it was founded in 1876. This could only imply that the income gap between the rice and poor in New York is growing further and further apart as the country progress. Forming a Corporation - Why do it?
In order to become incorporated the officers of a company must file articles of incorporation with the state and pay all applicable filing fees, levies and other registration costs. In most states it is not legally required to have a lawyer in order to incorporate but most businesses use their lawyers and accountants to prepare the articles of incorporation for the business.
There are many advantages for a business to incorporate. They include the separation of liabilities and interests between the company's operators and its owners of shareholders. This allows the business to operate and accumulate debts and responsibilities which are not the total responsibility of the shareholders and directors of the corporations. It is also much easier to raise investment funds for a corporation rather than other forms of business registration.
One disadvantage of having a C corporation business designation is what is called double taxation. That is because any profits that a corporation makes are taxed first as income of the corporation and then again as income to the shareholders of the corporation. Other downsides include the requirement to have a specified management and organizational structure, and the need to have a Board of Directors, annual meetings, and prepare reports to regulatory bodies.
There are a number of forms of corporate registration in the United States. They include standard business or C corporations and S corporations. C corporations have to pay income tax on all income after expenses. S corporations have a special tax status that allows them to avoid having the corporation treated as a separate entity for income tax purposes. To get S corporate status a business has to apply to the Internal Revenue Service a 2553 Form for an exemption and if this is granted then the income is only taxable to the owners or shareholders of the corporation.
The organizational structure of a registered corporation must identify three distinct groups; shareholders, directors, and officers. The officers are normally appointed by the Board of Directors, who is elected by the shareholders. The officers run the company on a day to day basis and report on activities to the Board of Directors. The Board of Directors then reports to the shareholders at an annual general meeting of the corporation.
Many corporations also have a Chief Executive Officer who is the public spokesperson of the corporation and ultimately responsible for the direction and operation of the business.

Choosing to Incorporate?
The first question to answer is not how to get incorporated, it is should the business be registered as a corporation in the first place. My belief is yes. Unless you are a really small company, less than $25,000 in annual sales, no employees, working from your home and the products or services you sell have very limited liability exposure, you should be incorporated.
Any good accountant or business lawyer can help a business determine very quickly whether incorporation is the best business model to pursue. Finding a good accountant or business lawyer may be difficult however. In my experience there are several accountants and lawyers that will tell their client not to incorporate, with no real reason or explanation, when in fact they should have been. There are several instances I have worked with business owners running as a sole proprietorship for the last three years. Just looking at the previous year in business if they had been incorporated we could have saved them tens of thousands of dollars in most cases.
Once that initial decision has been reached these same experts can provide all of the answers required as to how to get incorporated. This will include assistance with the filing of articles of incorporation which can be registered with the state in which the business may wish to operate, or in other more business friendly states like Delaware or Nevada who encourage non resident incorporation by individuals outside of the state.
A Corporation has three distinct groups associated with the entity; officers, directors, and shareholders of the corporation. In filing for incorporation most states require the names and addresses of these groups of the corporation, at least the primary officers and majority shareholders..
There are also a number of other requirements that have to be met in order for a business to be incorporated and these include the payment of all applicable fees, taxes and levies of the state in which the business may be incorporated. There are no easy answers to the question of how to incorporate a business but there are great resources out there to help every business navigate their way through the system and make the best possible choice for their business interests.

How to buy a quality used car and not get 'burnt'. Check the Car Yourself by Learning How!!
You must personally learn to evaluate all aspects of your proposed Vehicle purchase. Never believe anything you are told but learn how to check out a Used Car yourself. If the seller is motivated to get a sale (aren't they all?) then, of course, you will not be given 100% honest answers all of the time. If you are meeting with a sales person, you will find they usually do not lie to you but they will omit important negative facts that are very critical for you to learn and they will concentrate on and promote the emotional positive aspects of the Car Deal hence their name: SALES PERSON.
Checking a used car deal over for mechanical defects is not extremely complicated but many people have no idea what to do. . . .
The beginning basics include the following: (instructions)
1. The first thing you should always do is talk to the seller when you arrive. Take a nice friendly warm approach. Ask the seller about the history of the car. Has it ever been in an accident? Does it have a salvaged title? (Cars which have been in accidents, many times, have salvaged titles.) How long has he/she owned the car? Ask the seller questions regarding the condition of the used car . Ask him/her to tell you about any mechanical problems that exists on the used car. What items have been fixed, repaired or replaced on the vehicle? How often has the oil AND oil filter been changed? While doing your checking on the car, NEVER inform the seller of what you notice or discover, but ask questions regarding maintenance. It is important to learn how very honest this seller is and if you can count on the seller to tell you the truth about this car. Alot of the actual answers to the questions you have asked the seller will be obvious to you as you make your own observations of the car.
2. Before the car engine is even started, check under the hood. If you can't figure out how to open the hood, ask the seller but 'pay attention' to how he/she does it so you can see whether there are any problems in doing this. Is it hard to open, is there some 'trick' to opening it or does he just pull the lever and then push the latch under the hood? WATCH. If you purchase this car you will need to open the hood at some time.
3. If the engine feels like it is warm, ask the seller if he had started it just before you arrived. If he has, DO NOT DO THE FOLLOWING or you could become badly burnt. Also, be aware that if the vehicle is 'hard' to start when the engine is cold, sometimes sellers will 'warm' the engine before you arrive. It is best to check the car when the engine is still 'cold'.
4. Check the radiator. It is critical you are able to open the radiator cap so if you have problems opening this, have the seller open it for you. YOU MUST CHECK THIS!! If the fluid cannot be seen in the radiator, thist is probably an indication of something wrong with this used car, although not necessarily a serious problem but indicates you must check much further. You can take a white paper towel or white napkin and roll it into a long tube. Run the tube into the radiator area and if you get no fluid on it, the radiator is definitely much too low than is normal or average for a car. If you see no fluids, this is an indication it has gone somewhere! Notice the ground under the front of the car. Does it look wet?
If you can see the fluid, pay special attention to the color of the fluid. Does it look slightly 'greenish' or, if a newer vehicle, pinkish but otherwise 'clear' in consistency? (Red/pinkish anti-freeze and green anti-freeze should never be mixed and each is required for specific vehicles.) This is anti-freeze mixed with water and normal. Is it only clear as in water? This may indicate the seller added water to the radiator before you got there and another possibility of something wrong with the car. A vehicle which is clear as water is lacking enough anti-freeze to protect it's engine. Is there any 'brownish substance in the fluid? If so, does it look like a liquid or a chalky substance?. Liquid 'oily looking brownish' fluid is generally oil mixed into the fluid and definitely indicates a severe problem. If there is a chaulky substance sticking to the bottom of the cap and top of the spout, it could mean the seller has used 'stop leak' in the radiator to stop the radiator from leaking as it is not a good radiator.
Some newer vehicles do not have radiators but have plastic looking large bottles (like an over-flow tank on a regular vehicle). These plastic holders MUST have fluid in them as they are the radiator for that car.
A piece of knowledge that is important to know is that many vehicles which have the regular metal radiator have not only coolant in the middle of the radiator but on each side there are small vertical tanks built into the radiator for the flowing of transmission fluid on one side and the flowing of oil on the other side which is a method of cooling the transmission fluid and oil. Sometimes there is only one tank for the transmission fluid and sometimes there is no tank. On some vehicles, one or the other of these tanks can internally leak into the radiator. Pay special attention to the oil and transmission fluids as you are checking them as you can see specks of water IN SUNLIGHTin the oil or transmission fluids if these are leaking.
5. Check the oil in the used car. Make sure you have a paper towel or 'rag' in order to wipe the dip stick. You may need to check it more than once as this can be much more complicated than it appears and one of the most important parts of checking the car. Find the 'dip-stick'. If the car doesn't have one, 'run away from that car!. If you can't find it , have the seller find it for you. Pull it out of it's holder, wipe it off, and then put it back into the holder. The reason for this, is the last time the car was driven, the dip stick may have experienced fluids going up it as the engine moved the oil through it. An accurate reading is best done with a clean dip stick and before a car is started. When you pull out the dip stick, first check how how much oil is in the engine You will find a marking on the dip stick showing how much oil should be in the engine. If the oil is very low and little on the dip stick, the chances are good the car deal online is 'using' oil which means the engine is not a 'strong' engine for long drives and can be costly even on short drives due to needing to add oil all the time. If the oil is very close to the line on the dip stick, then the chances are pretty good the engine is all right after you have done the following. You next want to observe the color of the oil. Hopefully, you have seen 'clean' oil from a purchased container so you know what 'clean' oil looks like. If the oil is so very clean it looks like it came from a container on a store shelf and the car is over 5 years old or sometimes even less, the oil should not be so clean it appears to have come from a container. If the oil is too clear, either the used car has had a brand new oil change or the car had gotten so low of oil that the seller had to add so much to the car that it would now appear clear.
You can also use your fingers to feel the oil. If you find real tiny particles, grit or granules by putting it on your forefinger and rubbing your forefinger against your thumb with the oil in the middle, generally the engine is either bad or getting ready to be bad. The feeling of grit in the oil means the interior metal workings of the engine are rubbing up against each other leaving metal inside of the oil. A good strong running engine in a used car has no grit, particles or granules in the oil.
If the oil is black and possibly even gummy, keep this in mind when you are ready to start the used car. The car deal online is definitely way past the time to do an oil change for it.
6. Checking the transmission fluid is also a necessity with a used car containing an automatic transmission. First again before starting the car, you will check this for color and, again for granules and grit in the fluid. Find the dip stick for the transmission. If needed, ask the seller for it's location. This dip stick is sometimes a bit difficult to locate. Sometimes even mechanics need to search for it. At this time, do not pay any attention to the amount of fluid on the dip stick. You ALWAYS check the fluid level amount for a transmission when the vehicle is running. Look at the fluid in a bright light. Most vehicles should have a pinkish fluid without traces of browns mixed in it. If there appears to be brown in it, this is a warning of "something" not right and per mechanics wording "a burnt transmission fluid". Transmission fluid should NEVER be black. Next notice whether there are any very, very tiny droplets of water mixed in it. There should be none. It is important to view this in very good lighting because water droplets are difficult to see. Bright sunlight works great. You lastly 'feel' between your fingers again, the fluid to ensure there are no metal particles within it. Your transmission, just like most mechanical working pieces of a car, are enclosed and should not collect dirt or water.
You now can check the amount of transmission fluid in the car deal online. Start the Used Car. Remove the transmission dipstick and for an accurate reading, wipe it off, insert it again and remove it again. A quality used car deal online will have the fluid amount showing at the 'full' line on the dip stick. If the dipstick shows an excessive amount over the 'full line' or it shows there is not enough fluid in the transmission to reach the full mark, these are indicators there may be something wrong with this used car deal online. A good used car will never show empty on the transmission stick nor a tiny, tiny amount in the transmission.
7. One more fluid you should make note of when viewing a used car deal online is the brake fluid. Ask the seller where it is located and how to remove the cap if you cannot "see" the amount in the reservoir. It is important that this unit is "full". If it is less than full, it indicates something is not 'right' with the brakes system and you need to keep this in mind when starting the used car and definitely if you try to drive it. This fact is true on just about all vehicles.
8. Before you shut the hood, observe any wet looking areas such as oil running down the side of the engine, etc. The valve cover gaskets on automobiles usually have a life expectancy of about 1 year. When the gasket wears out, the engine will allow oil to run or drip down it from the upper most part of the engine. Also, there are many other things that can cause a wetness that are more apparent after you have driven the car and should then be checked again after driven.
Summary Note: When changing fluids on a vehicle yourself or at home, check with the dealership of your vehicle (no matter what the age of it is) and inquire as to the 'right' grade or kind of fluid to use for that specific car. Bangkok Property Market - Flip-flops could make foreigners flee

If the government continues to flip-flop on foreign investment regulations, a lot of foreign property investors will either move back home or to areas they are comfortable with, says Stephen O'Brien, a real estate veteran who is moving to Dubai after being in Bangkok and Phuket for several years. Investors would prefer to be in countries where they can wake up one morning and not find that key legislation is being changed without public consultation, he said. "I think that if you're going to spook the market and people are going to get too concerned about what's happening, they'll just go back to what they know." The investment shift is unlikely to be to other Southeast Asian countries, how ever. Mr O'Brien notes that Bali attracted a large inflow of foreign property buyers, many of whom stayed on after the first major bombing in October 2002 but pulled out after the second one in 2005. "You're starting to see a very aggressive campaign in various Australian states urging people to stay at home and travel within their own country," he said. Foreign property buyers could easily go elsewhere because they have the money and the willingness to invest but they don't want obstacles, he said. "You put one obstacle in, okay, your lawyer can work around it, but when you put up a dozen obstacles it just becomes impossible to manoeuvre your way to the finishing line." Mr O'Brien believes that buyers of million-dollar villas in Phuket have probably been talking to their lawyers and financial advisers in their home countries, and they could be warning their clients to be cautious. "I know people here-farangs and expats who have money, just basically savings money, and they're scared what's going to happen to it. Will the government change its mind and suddenly all foreign accounts in the banks are frozen? "That's bizarre thinking but people are afraid of that. That's the extreme but that's what people are thinking because it's so easy now to change things-what's going to happen in the next five years?" Despite these fears, Mr O'Brien does not see panic gripping the resort property market, barring further surprises or flip-flops from the military-installed government. "Are there going to be bargains in the market? I don't think so. We were all expecting the bargain-hunters to come in for fire sales after the tsunami but in fact the reverse happened-prices increased." Mr O'Brien, who headed the Phuket office of the agency Knight Frank for four years, noted that while discounting has not taken place in Phuket over the last three to four months, there has been a slowdown. However, this could be because there are now more real estate agents on the island. What is upsetting the market is that in other countries, major amendments to key legislation such as the Foreign Business Act would normally be subject to a lengthy public consultation process and not be implemented overnight. "In all honesty I think the days of owning freehold villas, no matter whether this corrects itself when the next government comes in and opens [the market] up again, I just think those days are gone," he said. "We've seen over the last six months that the goalposts can move and I think that's going to throw an incredible amount of foreign business out of the door." Mr O'Brien also laments the fact that there is no strong advocate for real-estate agents in Thailand. "We needed a strong body to actually lobby the government from time to time about these changes and what the implications are; we never saw that." A comparison can be drawn with Dubai where Mr O'Brien is now headed. The government there offers an easy step-by-step process for foreigners to invest with a clear objective of turning the Emirate into the gateway of the Middle East, a place to do business, holiday and retire. "They actually encourage foreign investment, regardless of whether you are a foreigner living in Iran, America, Australia or London. If you actually buy property you get residency, there are no questions asked. You can come and go, you can get freehold, you can get leasehold, so it's a very easy way. It's what people are comfortable with and accustomed to. "What we're going through at the moment, all this uncertainty in the way foreigners can invest from massive corporations-the Coca-Colas of the world-to the moms and dads. And then you have the structure-no financing available in this market. You have the visa stage-even that is becoming very complex and difficult. There are just so many obstacles in the way. It just becomes very cumbersome to invest." Mr O'Brien pointed to the Australian model for handling foreign real estate investment. The foreign investment review board is quite rigorous and the approval process is lengthy, and the foreigner buying has to demonstrate intentions for buying parcels of land. But the rules are clear and unambiguous nonetheless. "It was basically aimed at stopping the Japanese who back in the early 1990s were just buying up most of Australia," he explained. "So there are models that can actually simplify and welcome foreign investment in the country." However, despite these issues Mr O'Brien does expect the resort market to pick up once there is a bit more clarity about investing in Thailand. "Typically there will be a slowdown until there is a clear policy direction and then it will pick up again very quickly."

A very complicated coding and useless technical terms are used in their study material, so that the victims cannot understand or claim against such self claimed hackers and so called specialized institutes, in a legal way. When any victim (user of such material) goes through such study materials and courses as well as certifications, they become helpless to understand such complicated and misguiding language, filled up of useless and non-understandable technical terms.
